Our client is a well-established multi-family owner-operator focused on acquiring, developing, enhancing, and managing multifamily communities across the Southeast. Known for executing high-impact renovation strategies while maintaining long-term ownership, creating communities that perform operationally and are thoughtfully improved over time.

The Role

We are seeking a Multifamily Project Manager to lead renovations within a 275-unit community undergoing a full upgrade in the Atlanta market, near Truist Park. This is a hands-on, field-driven role within an active, occupied community, requiring someone who understands how to execute renovations while residents are living on-site. This role is not administrative. It requires presence, leadership, and the ability to keep multiple scopes moving in real time.

Core Responsibilities

Interior Management: Managing interior unit renovations (turns, upgrades, scope execution)
Common Area Oversight: Overseeing common area and amenity improvements
Subcontractor Coordination: Coordinating subcontractors across multiple trades (flooring, paint, electrical, etc.)
Meeting Leadership: Leading construction and coordination meetings with ownership and stakeholders
Schedule Management: Driving schedules, sequencing, and execution in an occupied environment
Timeline Enforcement: Ensuring timelines are met between move-outs, renovations, and new tenant occupancy
Team Alignment: Maintaining alignment across teams while respecting resident experience and privacy

Candidate Profile

Experience Requirement: Proven experience managing multifamily renovations in occupied communities
Leadership Skills: Strong field leadership with the ability to lead from the job site
Multi-tasking Ability: Ability to manage timelines, subcontractors, and multiple scopes simultaneously
Communication Skills: High-level communication skills: clear, direct, and professional
Interpersonal Skills: Personable, respectful, and able to navigate live tenant environments

Compensation & Performance

Contract Type: 1099 Contract (not W-2)
Monthly Compensation: Compensation: Approximately $7,000/month
Engagement Term: Term: 6-month engagement with strong potential to extend up to 12 months (not guaranteed)
On-site Schedule: Schedule: On-site 2–4 days per week
Mileage Reimbursement: Mileage reimbursement provided
Insurance Requirement: Must carry your own insurance
